Steven H. Usdan, President & Chief Executive Officer

 

Steven Usdan is President and Managing Member of CCA Acquisition Company, LLC (“CCA”) and its affiliate, Community Development Real Estate (CDRE). Since 2001, Mr. Usdan has been actively engaged in and overseeing acquisitions, development and re-development, leasing, construction, asset management, financing and dispositions. A cornerstone of Mr. Usdan's approach is fostering meaningful relationships within the industry. These connections have resulted in valuable off-market opportunities and access to information critical to making judgments that minimize risk and maximize value. Mr. Usdan’s track record of creating value for investors has been based upon relationships, experience, integrity, tenacity, minimizing risk, and a solution-oriented mindset, coupled with strategic planning and meticulous execution to elevate well-located real estate assets to their fullest potential. Mr. Usdan, through CCA and CDRE, has acquired and developed or re-developed over 6 Million square feet of real estate. These properties include 26 grocery anchored shopping centers comprising approximately 4.1 Million square feet. Twenty-two of the assets comprising 3.7 Million square feet were acquired in joint venture with Kennedy Wilson. Prior to entering the real estate business, Mr. Usdan practiced law at Munger Tolles & Olson LLP and Skadden Arps, Slate Meagher and Flom LLP.

Nancy Epstein, Executive Vice President & Chief Financial Officer

 

Nancy Epstein is Executive Vice President, Chief Financial Officer.  She joined CCA Acquisition Company in 2001. Ms. Epstein is responsible for financial reporting, construction accounting, lender interface and tax return preparation for all LLC entities and properties. Ms. Epstein also leads our internal construction accounting team at CCA and CDRE. In this capacity she directs our financial analysts and construction accountants who process construction-related invoices and applications for payments. In addition, Ms. Epstein oversees our construction team as they handle lender draws in connection with the redevelopment of our retail shopping centers and applying for construction related lender financing. Ms. Epstein spent ten years with the national accounting firm of Spicer & Oppenheim in the audit, tax and business consulting departments. She then spent several years as an investment banker with Cantor Fitzgerald specializing in leveraged management buy-out transactions. For the last 23 years she has focused entirely on real estate transactions for CCA and CDRE. Over this course of time, working closely with Steven Usdan, Ms. Epstein has become highly specialized and effective at employing the kinds of financial analysis, risk management, and creative problem solving skills that have greatly contributed to the stellar track record of both CCA and CDRE. Ms. Epstein is a graduate of California State University, at Northridge (CSUN), with a Bachelor of Science in Business Administration, option Accounting. She also holds a Master’s of Science in Taxation degree from Golden Gate University and is a Certified Public Accountant (license status: inactive).

Kenneth Stiles, Corporate Executive Vice President, Leasing & Acquisitions

Kenneth Stiles is the Corporate Executive Vice President in charge of acquisitions and leasing activities for CDRE/CCA. He is primarily responsible for the acquisition of existing multi-tenant and retail assets, including the negotiation and underwriting of acquisitions, disposition of existing assets upon completion of business plan, and adding value to the CCA/CDRE portfolio through leasing and redevelopment. Mr. Stiles joined the company in July of 2016, following more than 10 years with The Kroenke Group ("TKG"). At TKG, Mr. Stiles began as an intern while completing his MBA, and eventually rose to the level of Executive Vice President, overseeing the company's 45 million square feet shopping center portfolio, and serving as TKG's sole in-house acquisitions associate. From 2013 to 2016, Mr. Stiles completed more than 425 lease transactions comprising nearly 2 million square feet, with a total value exceeding $200 million. He was also key to leading the company's growth through acquisitions, from approximately seven million square feet to 45 million square feet in a span of less than 5 years. Mr. Stiles is a graduate of Tennessee Technological University with a Bachelor of Science in Mathematics. He also holds a Masters of Business Administration degree with emphases in Finance and Management from the University of Missouri-Columbia.

Shimon Farber, Senior Analyst

Shimon Farber is the senior analyst at CCA and CDRE. He specializes in financial modeling, market analysis, and investment strategy. Mr. Farber works closely with Mr. Stiles in the analysis of new acquisitions, and he is responsible for underwriting refinancing projects across the portfolio’s existing properties. In his previous career, Mr. Farber practiced medicine as a resident physician in hospitals in New York and Los Angeles. However, drawn by the opportunities presented in commercial real estate development and finance, he transitioned his focus to this dynamic field. Mr. Farber completed his MBA in real estate and finance at the University of Southern California in 2023 and received his M.D. from New York Medical College in 2017.

Alex Usdan, Vice President of Development & Construction

​

Alex Usdan joined CCA in April 2019 and is our Vice President of Development and Construction. He manages the ongoing process of design, permitting and construction efforts for the company on all new development, renovations and TI build-outs. This includes due diligence, LOI/lease negotiations from a constructability standpoint, supervising architectural design, site/land entitlements and permitting, budget management, scheduling and construction. Prior to joining the company, Mr. Usdan held project and program management positions with engineering design, construction consulting and corporate real estate firms working on array of projects including commercial, institutional and residential. In addition to his Civil/Structural engineering degree, Mr. Usdan holds an MBA in Real Estate. Mr. Usdan brings over 20 years of creative design and project management skills to the company.

Hayley Zoroya, Financial Analyst

Hayley Zoroya joined CCA in 2017 as a financial analyst and property management professional. Hayley graduated Magna Cum Laude from the W.P Carey School of Business at Arizona State University with a degree in finance in 2007. After working for General Electric in international manufacturing finance & accounting, Hayley shifted her focus towards real estate/construction financial analysis and commercial property management and obtained her real estate license in 2011. Prior to joining CCA, Hayley managed a team of commercial property management professionals, overseeing both financial and property management related items. In her current position, Hayley works closely with the CFO and construction team and performs a wide variety of finance and accounting functions, including construction-related reviews and analyses, transaction finance & accounting, and preparation financial statements. Hayley brings 13 years of finance, accounting, and property management to the team. Additionally, she is Housing Commissioner for the City of Flagstaff, AZ, and she is in the process of obtaining her real estate broker’s license, with an expected completion date in December 2024.

Matt Ethington, Corporate Controller

Matt Ethington is the Corporate Controller of CCA/CDRE. He oversees the real estate accounting, tax, forecasting, and reporting functions. Previous to joining CCA/CDRE in 2024, Mr. Ethington was a Member of Wasatch Guaranty Capital. He spent 12 years building financial systems and teams needed to accommodate the demands of existing and new investment opportunities. He spent his early career as an Auditor at Wiggins & Co. CPA and Jones Simkins CPA firms. Mr. Ethington received a bachelor's degree in accounting from Utah State University in 2006, a master's degree in accounting from Weber State University in 2009, and is a licensed Certified Public Accountant (CPA). He enjoys spending his time away from work coaching youth, experiencing the Wasatch all four seasons, and spending time with his family.
